The California coastline stretches far beyond the US border. Once it reaches into Mexico, it becomes Baja ('lower') California and extends over 750 miles southward toward the equator, through semi-mountainous terrain, rustic desert and marvelous water-front views - both on the Pacific Ocean and the Sea of Cortez (to the east).
The width of this peninsula ranges from less than 30 miles to nearly 130 miles and temperature and weather vary from dry desert to mild ocean-side conditions.
With nearly 800 miles of ocean-front property and over 700 miles of water-front property on the Sea of Cortez side - all in a moderate to warm climate, this stretch of land has fantastic potential for the 'baby boom' group looking for retirement areas, as well as plenty of space for the younger generation to find fun, sun and play - all within a short trip from home (drive or take a short flight from anywhere in the US).
Estimates are that over 5 MILLION people will migrate to Mexico (mostly from the US) over the next 3-5 years. Estimates for the Baja, California peninsula are somewhere in the 750,000 range and the majority of those, heading for the current leader in tourist areas in the region - Cabo San Lucas.
The history
For many years, Cabo San Lucas has has a tremendous tourist trade. Sport fishing, surfing and simply fun in the sun have been top priorities to millions of tourists. Recently expanding the 20-some mile 'metro' area between the two major cities of Baja California Sur (the official name for the southern tip state) to include hundreds of shops, commercial buildings and ultra-wealthy water-front residential living areas, the tip of the peninsula has become a destination for the well-to-do tourist as well as those seeking the lifestyle this ultra-tourist destination provides.
Since 1997 Mexico has allowed rights of ownership for foreigners to own property in the country along the borders (the 'restricted zone' - where most foreigners want to own as it is water-front) either through a corporation or a 'fiedicomiso' trust (similar to an American trust - the only difference is that the Mexican bank is named as the trustee, the foreigner has all rights to use and exploit the property).
With this ownership allowance, it is now possible (and encouraged by the Mexican government) for foreign investors to purchase and develop land along the borders for commercial, industrial and/or personal use - with full rights to use it as they wish, as well as perpetual rights to all proceeds from any sale - even after the trust expires.
Evidence of this change is visible in the development and influx of business and residents. Over the last 5 years, large American corporations such as Home Depot(r), Costco(r) and Wal-Mart(r) have moved into the Cabo San Lucas metro area (along with the sister-city of San Jose del Cabo, this region is known as "Los Cabos' - "the two Cabos").
The economy
Tourism attracts the majority of the money made and spent in/around the Los Cabos area.
While there are several local businesses and shops that are required to support the infrastructure of the local Mexican population, an ever increasing growth of American, Canadian and European expatriates is changing the ratio of 'locals' to an English-speaking crowd of affluent 'foreigners'.
With recent influx of such major corporations as Home Depot(r), Costco(r) and Wal-Mart(r), the
'Western world' corporate presence is stronger and stronger everyday. In/around Cabo San Lucas there are multiple shopping mega-plexes with grocery and discount stores forming the base experience and a variety of boutiques and tourist shops sprinkled amongst those full of 'life's little necessities'.
The local Mexican population remains poor, with many hocking their wares on the beaches and tourist areas. T-shirts, jewelry and even pottery can be seen everywhere, with locals carrying as much as they can to offer the new tourist a 'taste of Mexico' - often at over-valued prices. However, it is how they feed their families in this ever-increasing economy.
The plan going forward
Cabo San Lucas and the Los Cabos region are certainly a mass of foreign influx. With tourism being the center-piece of the industry, certainly this is a destination for those looking for fun in the sun.
Not all tourists, though, like or want to be in/around the tourist region. Many would like to have a place of their own - somewhere more quiet, a place to relax in an atmosphere much like home, yet warm year round and near the beautiful Pacific Ocean.
With that in mind, our team has put in place several subdivisions just a bit north of Cabo San Lucas itself, just south of the artist town of Todos Santos - to those 'in-the-know', this quite little town is known for some of the finest food in the world - in a village called El Pescadaro, currently a farming/ranching area with miles of undeveloped beachfront property.
The obvious expansion for the region is along the Pacific - after all, it is nearly 15 degrees cooler in the summer time than the Sea of Cortez side and anyone that wants to go for a day of fishing over there is only a short drive (about an hour) away.
Our plan is simple - bring in investors, builders and developers to occupy and develop the beachfront - taking not only the bulk of the cost, but also bringing in the funds to initiate the rapid appreciation of the land prices in the area.
While they are purchasing and developing the ocean-front, we are buying up the 'periphery' the region from the beach to the main road, taking advantage of the fact the large-scale investor will have to have roads and utilities to their projects, we simply buy up the land on either side of their road.
As they begin building and development, the value of their land goes up, bringing our investments along with them!
It is certainly the L.A.Z.Y. way of doing things!
What to expect in 3-5 years
The plan for further expansion/development by the large scale investor groups are clear - to maximize the returns on their investments (just as are our plans...) As they continue to develop projects in/along the beach front (at millions of dollars per acre), we will continue to come in behind them, and provide the small-to-medium sized investor with a place to invest in these land projects - one where the appreciation and values will rise due to the outside influences we have set in place.
Within 2-4 years, the large investors will have their units in place - condos, apartments and even hotels along the beach front.
Tourists will be drawn to this new area and some will want to retire and/or have a second home there.
Our lots will be waiting, available to develop into structured subdivisions, maximizing the return on the investment for the small-to-meduim investor as they will not have to advertise, market or provide any 'tours' for their individual lots, the investor will simply agree to the sale of the property at a profit - to be determined at the time of sale, however, with current indications and predictions it is not unlikely to have a 50% or (more likely) better return on the total investment (including the full interest payments made) - not counting the interest payments (as with most bank loans), the returns will be much higher - nearing or toping 100% in the 2-3 year time span.
